Rochdale is our own borough - Middleton is a Rochdale town - so the drive from our yard to a job in Bamford, Castleton or Kingsway is a short one. What makes Rochdale different from the flatter parts of Greater Manchester is the rain and the slope. The town sits at the foot of the Pennines and gets noticeably more weather than the city, and a lot of the houses stand on ground that falls away from the road. Both change how a driveway or patio has to be built, and we have been building them here for over twenty years.

About Rochdale
Rochdale grew fast in the cotton years and most of the housing shows it: long rows of stone and brick terraces climbing the hills at Spotland, Falinge and Wardleworth, with grander Victorian villas around Broadfield Park and along Manchester Road. Bamford and Norden to the west are where the bigger detached and semi-detached houses are, many with sloping front gardens and enough room for a wide drive and a patio behind. Kingsway and the Castleton side have a lot of 1960s and 1970s estate housing where the original concrete drives are now cracked, sunken and past saving. The town centre itself has had serious money spent on it - the Grade I listed Town Hall reopened in 2024 after a four-year restoration - and there is a run of conservation areas around it where the council takes an interest in materials.
Two things about the ground matter here. Rochdale sits on Coal Measures shale and sandstone with glacial clay over it, and the water table on the lower ground near the Roch and the canal is high. Higher up, in Norden, Shawclough and Healey, plots are often steep, which means retaining walls, steps and drainage falls have to be designed rather than guessed. Rochdale also gets somewhere over 1,100mm of rain a year - roughly 40 per cent more than Manchester Airport - so surface water has nowhere to go unless the drive is built to send it somewhere sensible.

Why us in Rochdale
“Roughly one in three Rochdale patios we replace was laid without any fall at all, which is why they held water.”

The guarantee
A driveway is a structure. The part you see - the block, the resin, the tarmac - is 50 to 60mm of the 250mm we build, and it is the 200mm underneath that decides whether it is still flat in ten years. So our guarantee is written around the bit that matters: the excavation depth, the compacted MOT Type 1 base, the edge restraints haunched in concrete and the falls that move water off the surface. If any of that lets you down inside the ten years, we come back and put it right at our cost. Terms and conditions apply, and you get them on paper before we start, not after.

How we work
Most of what goes wrong with a drive goes wrong in steps three to five, which is why they are the ones we spend the longest on.
Scott comes out, measures up, looks at what is under the existing surface and how the ground drains. On Rochdale clay that visit is where the real decisions get made.
Excavation depth, sub-base spec, edging, drainage and the surface all listed with a fixed total. The price on the paper is the price you pay.
The old surface comes out completely. We dig to the depth the ground needs - never less than 150mm of MOT Type 1 for a drive - and compact it in layers with a plate or roller.
Kerbs, block edging or aluminium trims are bedded and haunched in concrete before anything is laid, so the finished surface cannot spread or rock.
Linear channels, gullies and soakaways go in now, with falls set so water leaves the surface and stays inside your boundary as the rules require.
Screeded sand and machine-cut block, hot-rolled tarmac, hand-trowelled resin or floated and stamped concrete - laid by the same crew that did the groundwork.
We walk the job with you, sweep and sand-in or seal as the surface needs, take the waste away and hand over the ten-year written guarantee before we leave.

Resin

Porcelain

Sloping lawn regraded, porcelain patio and path laid with a fall, new lawn set into it
Out and about
Block paving can be walked on straight away, but resin needs a day and tarmac wants an afternoon. Three good reasons to be out of the house.

FAQ
Not for most houses. Rochdale Borough Council follows the national rule: a front drive can be laid without permission if the surface is permeable or the rain runs to a lawn, border or soakaway inside your boundary. Where it gets more involved is in the borough's conservation areas - around the town centre, Milnrow, Littleborough and parts of Norden - and for listed houses, where the council can ask about materials. We check that before the quote so there are no surprises.
Yes, and a lot of Rochdale work is exactly that. Depending on the fall we either regrade and build a retaining wall at the low side, or step the drive and build a level parking area with a gentle ramp. The important part is that water runs away from the house and off the drive properly, which on a slope means channels at the bottom and a soakaway or connection that can take the volume in a Pennine downpour.
All of them if they are built right, but the base matters more here than anywhere. Resin bound stone drains through itself and never ponds. Block paving lets water away through the joints and looks right in front of a stone terrace. Tarmac is the cheapest per square metre and fine on a big flat drive with a channel at the low edge. What we would steer you away from is a plain concrete slab with no falls, because that is what most of the failed drives we replace turn out to be.
Yes. From our base in Middleton we cover Rochdale town, Castleton, Bamford, Norden, Shawclough, Healey, Kingsway and Balderstone, and out to Milnrow, Newhey, Littleborough and Wardle. Heywood and Middleton are covered on their own pages.
