Resin Driveways In Middleton
Fancy a smooth, weed-free driveway that drains through itself?
Resin bound stone laid over a permeable base for homes across Middleton, Rochdale, Oldham, Bury and north Manchester
Resin bound is the surface people ask about most at the moment, and for good reason - it is smooth, it comes in colours that suit red brick, weeds cannot get a hold, and rain goes straight through it instead of running off. What most people do not hear from the firms selling it is that resin is only 15 to 18mm thick. It is a skin. Everything that makes it last is in the base underneath, and that is where two decades of groundwork earns its keep.

Why resin driveways
Six reasons Middleton homeowners are choosing resin bound
01
It drains through itself
Resin bound is porous by design, so rain passes through the stone and into the base rather than running to the road. That keeps you inside the permitted development rules with no planning application to Rochdale Borough Council.
02
No weeds, no moss
There are no joints for seed to settle in. A resin drive gets a hose and a stiff brush a couple of times a year and that is the maintenance done.
03
Colours that suit north Manchester brick
Storm grey, golden buff, autumn brown, silver - we bring the real samples to the visit and hold them against the house, because a cold grey next to red Accrington brick looks wrong.
04
One continuous surface
No blocks to rock, no flags to lift. Laid by hand with a trowel to a joint-free finish that follows curves, circles and awkward corners without cutting.
05
Comfortable to walk on
Smooth enough for a pram, a wheelchair or a wheelie bin, with enough grip in the stone for frost. We add a fine anti-slip grit to slopes.
06
Built on a real base
Ours goes down on a compacted Type 1 sub-base and an open-textured tarmac binder course, not straight onto old concrete. That is why it stays flat.

How we work
Seven steps to a resin in Middleton that stays flat
Most of what goes wrong with a drive goes wrong in steps three to five, which is why they are the ones we spend the longest on.
-
Site visit and base check
Scott looks at what is there now. Sound tarmac or concrete can sometimes take resin directly; cracked, sunken or thin bases cannot, and most Middleton drives fall into the second group.
-
Written quote with the build-up stated
Depth of dig, base thickness, binder course, edging, resin depth and stone blend all itemised. If the base is being replaced, the quote says so and prices it.
-
Excavation and Type 1 base
Old surface out, dig to depth, geotextile on soft clay, then MOT Type 1 compacted in layers to a minimum of 150mm - deeper on the Irk valley clay we usually meet.
-
Edge restraints
Block, kerb or aluminium edging bedded and haunched in concrete. Resin needs a firm edge to be trowelled against, and loose edges are where cheap resin drives start to crumble.
-
Permeable binder course
An open-graded tarmac binder is laid and rolled across the whole area. This is the layer that gives resin its strength and its drainage - skip it and the resin cracks.
-
Mixing and laying the resin
Kiln-dried aggregate and UV-stable resin mixed in a forced-action mixer to the manufacturer's ratio, then hand-trowelled at 15 to 18mm in one continuous pour so there are no cold joints.
-
Curing and handover
Foot traffic after 24 hours, cars after 48 to 72 depending on the weather. We walk the drive with you, hand over the guarantee and the product data sheet, and take the waste away.

The guarantee
Every drive we lay in Middleton is put in writing
A driveway is a structure. The part you see - the block, the resin, the tarmac - is 50 to 60mm of the 250mm we build, and it is the 200mm underneath that decides whether it is still flat in ten years. So our guarantee is written around the bit that matters: the excavation depth, the compacted MOT Type 1 base, the edge restraints haunched in concrete and the falls that move water off the surface. If any of that lets you down inside the ten years, we come back and put it right at our cost. Terms and conditions apply, and you get them on paper before we start, not after.
- Sub-base depth and compaction stated on the quote, not left to chance
- Edging set in concrete so the surface cannot spread or rock
- Settlement, sinking or lifting caused by our work put right free
- Materials backed by the manufacturer on top of our own cover

Before you choose anyone
What to look for in a resin driveway installer
Ask what is going underneath. A resin bound surface is a thin, flexible layer and it takes its strength from the base. Anyone who offers to lay it straight on top of your existing drive without checking that drive is sound, level and thick enough is offering you a surface that will crack where the old base moves. On Middleton's clay that is a matter of when, not if. We dig out and rebuild the base in the majority of cases, and we tell you why on the quote.
Ask about the resin itself. There are two kinds: UV-stable aliphatic resin, which keeps its colour, and cheaper aromatic resin, which yellows in sunlight within a couple of years and turns a buff drive an odd mustard shade. The difference in cost per square metre is small; the difference in how the drive looks in 2030 is not. We use UV-stable resin, and we will show you the product data sheet.
Ask about the mix ratio and the weather. Resin has to be mixed to an exact ratio of resin to stone in a forced-action mixer, and it cannot be laid in rain, on a damp base, or below about 5°C. A firm that turns up in a downpour and lays anyway is laying a drive that will fail. We plan around the forecast, and we will move a date rather than lay into weather.

Design and finish
Colour blends, borders and edges
A resin drive is mostly one colour, so the choice matters. Blends with a bit of warmth - golden buff, autumn gold, the browner greys - sit well next to the red brick most of Middleton is built from. Cooler silver and charcoal blends suit rendered and newer houses. Borders in a contrasting blend or a block soldier course frame the drive and hide the edge trim.
- Twelve standard blends, samples brought to the site visit
- Contrast borders, steps and paths in the same resin
- Aluminium, block or kerb edging to suit the house
- Anti-slip grit added to slopes and steps as standard
“Around four in five of the resin drives we are asked to quote on need the base replacing before resin can go down - the old surface underneath simply is not sound enough.”

Cost
What a resin driveway costs in Middleton
Resin bound starts from around £70 per square metre when the existing base is sound and rises to about £100 when we are digging out and rebuilding the base from scratch, which on north Manchester clay is most jobs. A typical two-car front of 45m² lands between £3,500 and £4,500 all in. Things that push the figure up:
- +A base that has to be broken out and rebuilt rather than overlaid
- +New drainage channels or a soakaway where the plot has no fall
- +Long or awkward edges that need extra trims and cutting
- +Steps, paths and borders done in the same pour
- +A dropped kerb application and crossing where none exists

FAQ
Resin Driveways questions
Can resin be laid over my existing driveway?
Sometimes. If the existing tarmac or concrete is thick, sound and level, with no cracks or movement, we can prime it and lay resin bound directly, which saves the cost of excavation. If it is cracked, sunken, thin or has weeds coming through the joints, laying resin on top just puts a new skin on an old problem. Scott checks this on the site visit and the quote is honest about which case you are in.
How long does resin take to cure before I can drive on it?
You can walk on it after about 24 hours and park on it after 48 to 72 hours, depending on temperature. In cold weather it takes longer. We give you exact times on the day and tape the entrance off so nobody drives on it early.
Will resin fade or go yellow?
Not if it is UV-stable resin, which is all we use. The cheaper aromatic resins yellow noticeably within a couple of years, and that is where the horror stories come from. Ask any installer to name the resin they use and show you the data sheet.
Is resin bound the same as resin bonded?
No, and it matters. Resin bound is stone mixed through with resin and trowelled as a smooth, porous layer - it is what we lay. Resin bonded is a coat of resin with loose stone scattered on top; it is not porous, it sheds stone, and it does not meet the permeable surface rules. If a quote is unusually cheap, check which one it is.
Do I need planning permission for a resin driveway in Middleton?
No. Resin bound is a permeable surface, so it meets the 2008 permitted development rules and Rochdale Borough Council does not need an application for it - unless the house is listed or sits in a conservation area, which we check before we quote.
What about the areas around Middleton?
We lay resin bound across north Manchester, Rochdale, Heywood, Oldham, Chadderton, Royton, Bury, Prestwich, Whitefield, Radcliffe, Blackley and Failsworth. The per-metre price is the same everywhere.
