What moves the price

Where the money goes on a Middleton driveway

Roughly speaking, on a block paved drive about 40 per cent of the cost is groundwork and base, 35 per cent is the surface material and laying, and the rest is edging, drainage, skips and plant. The things below change those numbers.

What is there now

Breaking out 150mm of reinforced concrete costs more than lifting flags or digging turf. Old drives around Langley and Darnhill are often concrete; older terraces are often flags on soil.

The ground underneath

Middleton's Irk valley clay usually means a 200mm dig and a membrane. Soft, wet or made-up ground goes deeper still. Sandier ground in Bury needs less.

Size and shape

Bigger drives are cheaper per metre because the fixed costs - skips, plant, delivery - are spread. Curves, circles and lots of edges add cutting time.

Drainage

A linear channel across the gate is standard. A soakaway, a new gully or a connection to the surface water drain adds a day's groundwork.

Edging and borders

Kerb edging is the cheapest. Block soldier courses, double borders and contrast inlays add material and cutting.

Levels and walls

A sloping plot that needs a retaining wall, steps or regrading is the single biggest addition. It is also the one most often left off a cheap quote.

Dropped kerb

If the pavement crossing does not exist or is too narrow, the council application and the crossing work are extra. Rochdale, Oldham, Bury and Manchester all charge differently.

Access

A rear patio with no side access means everything is carried through the house or over a fence. It adds labour and it is on the quote, not the invoice.

Material grade

Clay pavers over concrete block, sawn stone over riven, premium porcelain over standard - the surface you choose moves the price more than anything except the groundwork.

Six things every driveway quote should say

Driveway cost questions

Why is one driveway quote half the price of another?

Almost always because of what is underneath. A quote that includes digging out to 200mm, a compacted Type 1 base, concrete-haunched edging and drainage costs more than one that lays new block on 75mm of hardcore with the edges on sand. Both look the same on day one. By year three the cheap one has spread, sunk and grown weeds. Ask every quote to state the base depth and how the edges are held, and compare like with like.

Do you charge for the site visit and the quote?

No. Scott comes out, measures, checks the ground and gives you a written itemised quote free of charge, with no obligation. If you decide not to go ahead, nobody chases you.

Is VAT included?

Our quotes show the total you will pay, with VAT stated separately where it applies, so there is no surprise on the invoice.

Can I pay in stages?

Yes. The usual arrangement is a deposit to book the materials and the start date, a payment once the base is in, and the balance on handover when you are happy. We do not ask for the full amount up front and we do not take cash-only jobs.

Does a new driveway add value to a house in Middleton?

Estate agents around here consistently say that off-road parking and a tidy front are two of the first things buyers look at, and that a drive in good condition can be worth several thousand pounds to a sale price on a typical semi. It also makes a house quicker to sell. We would not lay a drive on that basis alone, but it is not money down the drain either.
