Porcelain Paving In Middleton
Want a patio that still looks new after five Manchester winters?
Large-format 20mm porcelain patios, paths and steps, primed and laid on a wet bed across Middleton and north Manchester
Porcelain is the surface for people who are tired of scrubbing. It is fired so hard it absorbs almost no water - under 0.5 per cent - which means moss cannot get a grip, oil and wine wipe off, frost cannot get in, and the colour you choose is the colour you have in ten years. It also needs laying differently from stone. A porcelain slab is dense, smooth on the back and unforgiving of a bad bed, and that is where a lot of porcelain patios in Manchester have gone wrong. Ours go on a primed wet bed, and they stay down.

Why porcelain paving
Why porcelain is worth the extra
01
It does not stain
Barbecue fat, red wine, bird mess, leaf tannin - none of it gets in. A wipe or a hose and it is gone. Nothing else we lay comes close.
02
No moss, no algae
With almost no porosity there is nothing for moss to root in. A north-facing garden in Middleton that turns a sandstone patio green will leave porcelain alone.
03
Never needs sealing
Sandstone and printed concrete want a sealer every few years. Porcelain does not, ever, which over twenty years is a fair saving in money and Saturdays.
04
Frost proof
Water cannot get into the slab, so it cannot freeze and spall it. A Pennine-edge winter does nothing to it.
05
Large formats and clean lines
600 by 900, 800 by 800, 1200 by 600 - big slabs with tight 4 to 5mm joints give a clean, modern look that suits extensions and rendered houses.
06
Looks like stone, wood or concrete
Porcelain is printed and textured to mimic limestone, slate, oak boards or polished concrete, and the good ranges are hard to tell from the real thing.

How we work
Seven steps to a porcelain in Middleton that stays flat
Most of what goes wrong with a drive goes wrong in steps three to five, which is why they are the ones we spend the longest on.
-
Site visit and samples
Scott measures, checks levels and drainage, and brings full-size samples so you can see the texture and colour at real scale in your garden's light.
-
Written quote
Slab, size, colour, bed spec, primer, jointing, drainage, steps and walls all stated with a fixed price.
-
Excavation and sub-base
Old surface out to around 200mm, membrane on the clay, 100 to 150mm of compacted MOT Type 1. Porcelain shows any movement in the base as a cracked joint, so this is done carefully.
-
Walls, steps and edges
Retaining walls on footings, steps formed and faced in matching porcelain, edge restraints set in concrete where the patio meets lawn or gravel.
-
Drainage and falls
Channels along the house, a gully in the low corner, and the base screeded to a fall of about 1 in 80 away from the wall - enough to shed water, not enough to notice.
-
Priming and laying on a wet bed
A slurry primer is brushed onto the back of every slab, which then goes onto a full wet bed of sharp sand and cement. Slabs are set with 4 to 5mm spacers and a level, and cut with a diamond blade on a wet saw.
-
Jointing, cleaning and handover
Joints filled with a two-part epoxy or brush-in porcelain grout, the surface cleaned of any residue, and a walk-round with you before we hand over the written guarantee.

The guarantee
Every drive we lay in Middleton is put in writing
A driveway is a structure. The part you see - the block, the resin, the tarmac - is 50 to 60mm of the 250mm we build, and it is the 200mm underneath that decides whether it is still flat in ten years. So our guarantee is written around the bit that matters: the excavation depth, the compacted MOT Type 1 base, the edge restraints haunched in concrete and the falls that move water off the surface. If any of that lets you down inside the ten years, we come back and put it right at our cost. Terms and conditions apply, and you get them on paper before we start, not after.
- Sub-base depth and compaction stated on the quote, not left to chance
- Edging set in concrete so the surface cannot spread or rock
- Settlement, sinking or lifting caused by our work put right free
- Materials backed by the manufacturer on top of our own cover

Before you choose anyone
What to look for in a porcelain paving installer
Ask about the primer. Porcelain has a smooth, dense back that mortar does not bond to on its own. Without a slurry primer brushed onto every slab, the bond fails, the slabs come loose and start to rock, and it is usually within the first year. This is the single most common reason porcelain patios around Manchester fail, and the fix is to lift and relay the lot. Every slab we lay is primed. Ask any installer to say so in writing.
Ask how it is cut and jointed. Porcelain is very hard and has to be cut with a diamond blade on a wet saw - a dry cut chips the edge and leaves a rough line you will see forever. Joints should be tight, 4 to 5mm, and filled with a proper porcelain jointing compound, not sand and not an ordinary mortar that will crack out. Look at a job they did last year and check the cut edges around the house wall and the drain covers.
Ask whether the slab is rated for outdoor use and what its slip rating is. Outdoor porcelain is 20mm thick and rated R11 for slip resistance; interior floor tile is thinner and slippery when wet. Some importers sell 16mm 'outdoor' porcelain that cracks on a bed. We use 20mm from named manufacturers and we can show you the data sheet.

Design and finish
Formats, colours and edges
The current favourites around Middleton are light greys and warm greiges in 600 by 900 and 800 by 800, laid in a straight stack or a staggered bond with tight joints. Wood-effect planks suit a decking look without the rot. Dark slate-effect slabs work with a modern extension. Bullnose and mitred edges finish steps and raised edges properly, and a contrasting border can frame a large patio.
- Stone, slate, concrete and wood effects in 20mm outdoor grade
- 600x600, 600x900, 800x800 and 1200x600 formats
- Stack bond, staggered and plank layouts
- Matching bullnose steps, copings and edging pieces
“Nearly all of the loose porcelain patios we are asked to fix were laid without a primer on the back of the slab - it is the one step that cannot be skipped.”

FAQ
Porcelain Paving questions
Is porcelain slippery when wet?
Outdoor-rated porcelain has a textured surface with an R11 slip rating and is grippier wet than smooth sandstone or sealed concrete. What is slippery is indoor floor tile used outside, which we do not do.
Does porcelain crack in frost?
No. It absorbs under half a per cent of its weight in water, so there is nothing to freeze inside it. The only way a porcelain slab cracks is a void under it, which is why we lay on a full wet bed, not dabs.
Can porcelain be laid on my existing patio?
Sometimes, if the existing slab is a sound, level concrete base. In practice most old patios in Middleton are flags on dabs with movement in them, and porcelain laid on top would crack at the joints. Scott checks on the visit and the quote is honest about it.
How do I clean a porcelain patio?
A hose and a soft brush. A pressure washer on a low setting for the joints once a year. No sealing, no moss treatment, no acid washes.
Do I need planning permission for a porcelain patio in Middleton?
Not for a ground-level patio in a back garden. Rochdale Borough Council only becomes involved if it is raised more than 300mm, covers a very large area with no drainage, or the house is listed.
Do you lay porcelain patios outside Middleton?
Yes, across Rochdale, Heywood, Oldham, Chadderton, Royton, Bury, Prestwich, Whitefield, Radcliffe, Blackley, Failsworth and north Manchester at the same rate per metre.
